MIAC presents a cost-effective Rental AVM for residential property, perfect for Buy-to-Let Lenders and businesses with an interest in the UK rental sector. The proprietary Rental Automated Valuation Model (R-AVM) utilises a large database of comparables to provide granular and accurate rental valuations at the property level within the UK.

Postcode, Sector and District Valuations

The proprietary Rental Automated Valuation Model (R-AVM) utilises a large database of comparables to provide granular and accurate rental valuations at the property level by Postcode, Sector, and District. We perform a weekly optimisation process to evaluate the optimal RSE parameters on the postcode, sector and district levels that provides the best accurate AVM to a property.

Rental Valuations by Data Level

Due to MIAC large database of rental transactions and the high coverage this offers, the majority of the Rental Valuations are performed at the Postcode Level.

AVM Error Distribution vs Index Error Distribution

MIAC AVM accuracy is monitored by running the backtest on the out of sample data that is appended to our rental database weekly. These results are analysed on a monthly basis and if results are outside of our tolerance levels the model is re-estimated and parameters are updated. The AVM is also benchmarked against the rental index in order to give users an understanding of the benefits of moving from the index to the AVM
